PURPOSE OF THIS CONSULTATION

The purpose of this consultation is to inform the design process and any subsequent planning applications which will be made to Mid-Ulster Borough Council for the above project.

LOCATION OF THE SITE

The proposed development is a 1.49-hectare site located within the Town Centre zone of Cookstown.

This is approximately 380m along Orritor Street/Road to the west of the Orritor Street and William Street junction (North End).

The development area currently houses existing car sales and maintenance buildings with forecourts. This site is bordered by a housing development on one side, with M&S & the Homebase retail unit on the other.

ABOUT THE PROPOSED DEVELOPMENT

The proposal includes a mixed-use development involving demolition of existing buildings, and construction of four storey building comprising of two ground floor retail units, 49 apartments, underground car park, private and communal amenity space, landscaping, access and ancillary site works.

Working with Manor Architects, long standing local developer, Rea Developments are aiming to provide a modern mixed-use scheme within the town centre of Cookstown, helping to add economic value to the area through provision of 2no. retail units as well as two floors of apartments which deliver high quality accommodation in the middle of town.

The design concept seeks to employ modern architectural forms, materials and techniques in both the overall development and site design which pay respect to the form and external material finishes, all of which are evident in the existing and recent developments in close proximity to the site and within the Town Centre.

The building has been set back from each of the site boundaries and the penthouse facades, at third floor level, have been further set back from the main building façade to create a gradual massing effect on site, which will significantly reduce the impact of the proposed development on the site and greatly assist in integrating the development into the local townscape.

Another goal of this project is to help retain and improve walking and cycle links along the western boundary of the site as well as providing these features to connect the site to the nearby public space at Milburn Close along the eastern boundary.

Trees already present on the site will be retained where suitable, and with additional tree planting and landscaping this will help to provide natural screening to the site, encourage wildlife habitats and aid with the integration of the scheme into the townscape.
